Prince William is preparing for a major shake-up of the Duchy of Cornwall, with plans to sell off roughly 20% of the royal estate over the next decade to fund an ambitious expansion of housing, environmental and renewable energy projects.
The Duchy of Cornwall — the vast estate established in 1337 to provide income for the heir to the throne — is currently controlled by William following King Charles’ accession in 2022.
According to The Timesin the U.K., the future King would raise an estimated $670 million through the sales, with the duchy refocusing around five key “heartlands,” including Cornwall, Dartmoor, the Isles of Scilly, Bath and parts of London.
The Duchy of Cornwall — valued at more than $1.3 billion and currently providing William with an annual private income of nearly $31 million — would use the proceeds to help build thousands of homes while expanding green energy initiatives across England.
Duchy chief executive Will Bax said the aim is to shift the estate from being a traditional landholder to something that delivers a wider social impact.

“If we don’t see an opportunity for positive impact, then perhaps we don’t need to be a part of that place,” Bax told The Times of the plans. “But where there is social need and where there is environmental challenge and where there is an opportunity to enable change, then we’ll be a great partner in working with people to achieve that.”

Prince William is due to visit the Duchy later this week in a visit spotlighting efforts to tackle homelessness, support local communities and provide affordable, sustainable housing in Nansledan, Cornwall and St. Mary’s, Isles of Scilly.
